  1. Occupation of the coachhouse will be from 4pm on the first day of let. The Coach House / Garden Apartment must be vacated by 10am on the last day of the let, unreasonably late departures will be charged for at the agreed daily rate.
  2. The hirer warrants that the property let is to be used for the purpose of a holiday and so accepts that the letting is a holiday let to which Section 12(2) and paragraph 8 of schedule 4 of the Housing (Scotland ) Act 1988 apply, namely “a tenancy the purpose of which is to confer on the tenant the right to occupy the house for a holiday”
  3. The hirer shall not sub-let the premises or any part thereof.
  4. The number of people occupying the premises shall not exceed the number stated for the premises the Coach house is six the Garden Apartment is four plus child or baby.
  5. The owners have the right to enter the property at any reasonable time if they see fit.
  6. The charge for the Coachhouse is fully inclusive, apart from the electricity which is full on arrival (six pounds sterling), any additional electricity will be paid for by the tenant, via a coin fed meter, the central heating needs electricity to work if you allow the electric to run out the timer on the central heating will be incorrect, if this happens please contact the owners. The Coachhouse has oil-fired central heating for which the allowance is 49 hrs per week in the winter months. If you wish to have extra heating please contact the owners at St. Ninians house, additional charges will be made for this between November and March if required. The Garden Apartment is fully inclusive.
  7. To book the Coachhouse / Garden Apartment we require £90.00 (non- refundable) deposit per week. The final payment must be received within 8 weeks of your holiday.
  8. Cancellation: our cancellation terms are as follows: -
    Within 28 days of the arrival date 100% will be forfeit
    Within 6 weeks to 4 weeks prior to the arrival date 75% will be forfeit.
    Within 8 weeks to 6 weeks prior to the arrival date 50% will be forfeit.
    Cancellations must be made in writing.
  9. The house / Apartment upon arrival will be clean and tidy, and tenants are requested to leave it in a like fashion. Additional charges may be incurred if the property is left unreasonably dirty.
  10. Pets are allowed by arrangement, but must not be allowed in the sleeping area upstairs, and should never be left unsupervised in the Coachhouse. All pets should be kept on a lead in the garden to prevent any accidents on the lawns, and any damage to shrubs. Fouling in the grounds is strictly prohibited. Any damages caused by pets will be charged for. A fully refundable deposit of £50.00 is required per week, which will be refunded within 2 weeks of departure. Pets are allowed at the Garden Apartment by arrangement only, and a fully refundable £50.00 good housekeeping deposit is required upon arrival. We require a £50.00 good housekeeping deposit on the Coach house and garden apartment.
  11. With regards to any breakages loss or damage, tenants should report any deficiency which they notice upon arrival, and any which occurs during their visit. Where appropriate tenants will be liable to pay the replacement cost of the item broken lost or damaged.
  12. The flowers and shrubs in the garden are for your pleasure, please ensure that your children / pets do not destroy them by trampling on them; charges will be made for any damages.
  13. We would appreciate if tenants could drive at a minimum in the grounds, no more than 5mph.
  14. We request that tenants do not smoke in the Coachhouse or Garden Apartment.
